The author shares their experience of using a nonconventional construction system for their three-story apartment building, which avoided the use of reinforced concrete columns, beams, and floor slabs. Instead, they used a structural steel frame, metal decking with plain cement concrete floors/terrace, and fly-ash silicate brick masonry exterior filler walls. The author emphasizes the importance of eco-friendly materials and sustainable practices in construction, highlighting the high wastage and unsustainable nature of conventional construction practices. The use of steel underground was preferred over above ground for ease of maintenance and monitoring. The author also notes that the steel frame requires individual design of connections between columns, beams, and floor/terrace slabs due to its non-homogenous nature, while the metal decking used acts as both a structural element and permanent shuttering. Metal stud/Gypsum board partition system was used for interior walls, which is lightweight and offers more carpet area due to its uniform thickness. The use of fly-ash silicate bricks helped in reducing water absorption and maintaining uniform size mortar joints.
